Application FAQ's

Rental Application & Screening Guidelines

Application Process:

  • All applicants must complete a full screening process, including a pet screening (if applicable). 
  • Every adult (18 years or older) living in the property must submit a completed application. Leave no fields blank—if something doesn’t apply, write “N/A.”
     
  • Applications are processed on a first-come, first-approved basis.
     
  • Application fee: $50 per applicant ($15 credit check + $35 processing fee).
     

Income Requirements:

  • Employment must be current and verifiable for at least 1 year.
     
  • Total verifiable income must equal at least 2.5 times the monthly rent. Acceptable verification includes employer confirmation, trust officer, tax returns, or other documentation as required.
     
  • For multiple roommates: each should earn 1.5 times the rent. If one or more roommates do not meet this, at least one must meet the 2.5x rent requirement.
     

Credit Requirements:

  • We use TransUnion Resident Screening to evaluate credit.
     
  • Applicants must have at least 75% positive credit and a minimum FICO score of 600.
     
  • No credit history will not be counted as good credit.
     
  • Open bankruptcies are not accepted.
     

Rental History:

  • Minimum of 2 years verifiable positive rental/residence history.
     
  • No negative rental history within the last 5 years.
     

Criminal History:

  • Applicants must meet our Criminal History Criteria.
     
  • Registered sex offenders are automatically denied.
     
  • Felony convictions within the past 10 years for violent crimes (murder, arson, kidnapping, assault, bomb offenses, robbery, burglary, terrorism, or drug distribution/manufacturing) are not accepted.
     
  • All other felonies must be at least 5 years old.
     
  • Drug possession or alcohol offenses must be at least 2 years old.
     
  • Applicants must have no outstanding warrants or ongoing criminal proceedings.
     
  • Applicants may submit additional information regarding past convictions or current legal matters for management review on a case-by-case basis.
     

Automatic Denial Factors:

  • Prior or pending eviction
     
  • Foreclosures in the past 3 years with unresolved judgment
     
  • Money owed to a landlord or apartment community
     
  • Bankruptcy in the last 6 years or pending bankruptcy
     
  • Registered sex offenders
     
  • Falsifying application information
     

Additional Security Measures:

  • Failure to meet one of the four criteria (Income, Credit, Rental, Criminal) may require an additional security deposit up to 1.5x the rent or a qualified co-signer.
     
  • Failure to meet two criteria requires 1.5x rent deposit AND a co-signer.
     

Animal Qualifications & Fees:

  • All animals (including service, therapy, emotional support, or pets) must be disclosed. 
  • A separate application through PetScreening.com is required for each animal.
     
    • First animal: $20 registration
       
    • Additional animals: $15 each (non-refundable)
       
    • No fee for service animals or pet-free households
       
  • Female cats must be spayed and either declawed or outdoor-only. No male cats allowed.


  • Chickens and fish are considered pets in our community. Tenants must obtain approval from management before keeping them in the rental property. 


  • All animals must:
     
    • Be approved by the Owner
       
    • Have a liability policy naming Owner and Copper Valley Property Management as insured
       
    • Be well-behaved, not disturb neighbors, and cause no damage
       
    • Be leashed in designated areas only
       
    • Be licensed according to local laws
       
  • Owner/Management may require immediate removal for any violation.
     
  • Tenants are responsible for all animal-related damages and claims.
     

Fair Housing Policy:

  • It is unlawful and against company policy to discriminate based on race, color, religion, sex, national origin, disability, or familial status.
